Great Strategy on how you can keep your fun/busy summer schedule on track.

✔️Check all unforeseen AC repairs off of your list.  They can be inconvenient and costly.

   Capacitor repairs are common during the high temps in the summer. Be aware of these signs, especially with older units:
   
  Inoperative outdoor unit - which includes compressor not energizing and/or condenser fan motor not energizing. While inconvenient this is a relatively inexpensive and quick fix
.

 
Outdoor condenser coil needs cleaning.
This can actually be taken care of with regular preventative maintenance. Most people have their units maintained in the spring and fall. However, if you are in the heat of summer some of the tell tale signs would be:
  
  •    Extreme heat coming out of the top of the condenser coil/fan motor or
   Lack of air flow.

  Things you can do to be proactive:

  
  •    Direct all grass cuttings away from unit when mowing
  •    Clear all landscape plants away from outdoor unit. plants attract bugs which get pulled into the coil and will hinder air flow.
  •     Laying down landscape rock instead of mulch around the unit. Mulch tends to get stacked against the bottom of the unit and again prevents air flow.
  •     Placing landscape fencing around your outdoor unit, if you have dogs, to prevent urine acid from deteriorating the bottom fins of the condenser coil.
  • Lastly, stopped up indoor evaporator coil drain lines are common during warmer months.

  Due to humidity and and high temps your drain line can become stopped up because of :
  •    Bacteria in the drain line. Using a strong solution of white vinegar or any product that has antibacterial, qualities monthly in the P- trap will discourage that growth.
